What is the loan originator responsible for?

  • Selecting the lender, loan program, running a credit report (tri-merge), and locking the rate.
  • Submitting a completed and signed 1003 and disclosures.
  • Collecting the supporting documentation from the borrower and forwarding it to us along with the loan package.
  • We will provide you with a list of missing items for you to contact the borrower.

How do I securley send my Point files and Conditions to you?

If You us MS Outlook or Outlook Express:

  • From the File menu in any Prospect or Borrower file, click on E-Mail.
  • Select Point Data File.
  • Enter a password to encrypt the file.
  • Select "Send to".
  • Input "" as the email address.
  • Enter the borrower's last name in the Subject line.
  • Add any additional message that you may wish to include.
  • Then just click the "Send" button.


If you use a web-based email (yahoo, Hotmail, AOL, etc.):

  • Open your email account and go to the area where you create a new email message.
  • Locate the "attach a file" button (or something similar).
  • Search for the file you wish to attach. It should be in this directory on your computer:
    • (for example) c:/pntdata/borrower/
  • Click on the file to attach it to your email.
  • Send to ""
  • Enter the borrower's last name in the Subject line.
  • Add any additional message that you may need to include.
  • Then just click the "Send" button.
  • Feel free to contact us to go over the procedure if you are unsure of the process.

What is your turn time?

Normally, a file is reviewed within 24 hours of receiving it. As you know, the processing time for a file depends on several factors including the type of loan, how complete the file is when submitted to us, how quick the title companies and appraisers are, how cooperative your borrowers are, etc. Taking this into consideration, it is in everyone's best interest for us to complete the process as quickly as possible.

How will your staff represent themselves?

All correspondence from us will indicate that we are the processing center for __"Your"__ Mortgage Co.

How does “Your Processing Team” get paid?

We send an invoice to escrow/title. Our fee is added to the CD as an outside independent processing fee and we are paid from escrow like all other 3rd party charges.

How do I get a final package back after the loan closes?

Once a file is closed, we provide you with a secure link to an electronic copy of the final package for your records.

What about compliance?

Ultimately, compliance is the broker's responsibility. However, we will assist you to help make sure all issues are covered.

What about the Credit Report and Costs?

Your Processing Team will need your access and passwords to your credit company.  We do not have an account for credit, and you are responsible for all charges associated with your credit agency

Will your staff contact my borrower?

Yes, we prefer to work directly with your Borrower to quickly expedite the file faster.  You will always be included in all email correspondence we have with your Borrower.

Will you quote or discuss rates with my Borrower?

No, that is your job to discuss pricing.  If possible and with your authorization, we can Lock your loan after you have authorized us to lock the loan for you, but you are subject to any market movements.  One thing we will NEVER do, is tell the Borrower that their loan is locked when you have not locked it yet
